This $70 million Special Economic Zone development programme creates purpose-built industrial and logistics infrastructure along this strategic corridor. The programme develops two flagship SEZ sites: a 200-hectare light manufacturing and assembly zone near Nairobi targeting electronics, automotive components, and pharmaceutical packaging, and a 150-hectare logistics and warehousing hub near Mombasa serving regional distribution. Both sites feature pre-built factory shells, shared utilities, customs bonded facilities, and administrative support infrastructure. We are seeking development partners, industrial tenants, and investment capital. The sites benefit from Kenya's SEZ legislation offering 10-year tax holidays, duty exemptions on imported machinery, and streamlined regulatory processes. The Standard Gauge Railway connecting Nairobi and Mombasa passes adjacent to both sites, providing efficient cargo movement. East Africa's manufacturing sector is experiencing rapid growth as global supply chains diversify and African markets expand. Kenya offers the most developed industrial ecosystem, skilled labor force, and supportive policy environment. Anchor tenant discussions are advanced with multinational companies seeking African manufacturing presence. Target returns of 16-20% IRR on development capital, with exit opportunities including sale to REITs, institutional investors, or strategic acquirers.
